• shop classification

    Posted by Colin Bland on September 11, 2006 at 7:32 pm

    Don’t know if anyone here has any experience of this but looking at the moment to take on a high street shop and run as a sign shop so the question is can I do this on an A1 shop classification.

    Spoke to the local council and they are not sure !!

    Building backs onto a small industrial estate car repairs that kinda thing

    Its detached to one side and another shop next door

    Any thoughts – Advice most welcome

    Thanks

    Hi Colin and welcome.

    I have a lease going through at the moment for a shop similar to yours with A1 use.
    You should be fine with A1….

    My missus is a surveyor and says A1 is perfect for signs (retail other than hot food!).
    See Below….

    Commercial premises are given a classification by the local planning authority as to the type of trade or use to which the property may be put.

    A1 – Retail Shops

    * for the retailing of goods other than hot food
    * as a post office
    * sale of tickets or travel agents
    * sale of sandwiches and other cold food for consumption off the premises
    * hairdressing
    * funeral directors
    * display of good for sale
    * hiring of domestic or personal goods or articles
    * for the reception or service of goods to be washed, cleaned or repaired.

    Ps. You better not be in Bristol!!!!!!

    Cheers
    Joe

    Colin / Joe
    in the same situation at the moment our local council are disputing the A1 class for sign making because their is an element of manufacturing involved in the signmaking process. I’ve got to complete some forms (ie relevant to the work carried out within the business to get a certificate of Lawfullness). However if they don’t pass me for A1 use there will be some serious questions as to how all of the other sign shops are trading in the area.

    Thanks for the input

    Still kinda inconclusive

    Kevin what kind of shop do you have is it all high street or is there some residential how did the council become interested were there any complaints about the business or was it just routine checks they do?

    Colin,
    just in the process of looking to lease the shop, needed to check current usage. It is on a main road with flats above, like many shops
