• Rent and Rates

    I’ve been looking in and around Glasgow for a shop front

    I’m shocked by the prices of rent and rates

    £20k+ for rent and about another £10k for rates and that’s only for a 540 sq ft unit

    What’s everyone else paying roughly??

    If a property has a rateable value of say £6.000 the rates would work out at just under half that amount, there is also small business rates relief available. if you see a property you are keen on, go to 78 Queen Street 11th floor and they will give you full details on what you would pay in rates and also ask about rates relief it can be up to 50% depending on the rateable value. You are much better going in person, there is never a queue and you will get much better service face to face.

    Now that hurts John, I would be interested to know the ball park figure per msquare from others

    I am paying about £9/m2/mth (rent,rates,electric, as I sub let within a larger building)
    A Mate of mine nearer Glasgow pays around £3/m2/mth all in.

    Yes John and I worked in the busines rates office till last year. There are very few ways to get a reduction in your rates but one way is that if there is a part of your premises that you don’t use you may get a reduction in your rates.

    I just got offered a busy location in town at £14000 for a 215sq ft space

    God prices for shop fronts are unreal

    Have you considered an industrial unit instead of a shop front?

    Prices are much lower – and you’ll be able to get much more space allowing you to work on vehicles inside.

    It all depends on the type of work you intend to do. A retail environment is likely to attract a great many small jobs from the general public. These types of enquiry can be very time consuming for very little money and I would recomend you target the business to business sector rather than trying to service the general public.

    I’ve just had a frustrating day dealing with some unwanted enquiries and often wonder how best to deter time consuming enquiries from the general public without causing offence 🙄

    I would have a look at the Industrials… we started in Shop Front in a side street, then went the a Unit and now in a old building which is a sort of industrial unit.

    Consider one next to a busy road… that would be ideal for your signage if u can get the ‘permissions’ lol

    Don’t get confused between Ratable value and Rates Payable, We did, thinking we would get Rate Relief, they base it I believe on the Ratable value, not the Rates payable.

    Have to agree with Phil on this one, a Unit that you can get vans into is a real asset, especially in Scotland where we get more than our fair share of rain, unless you have somewhere else under cover you could do them. If you find a unit just off a busy road with space for parking you will be paying a lot less in rent and rates and as Phil has said you wont get anywhere near as many enquiries from the general public wanting you to do stuff that is time consuming but they arent prepared to pay for your time.
