any ideas where to start looking for cheap commercial places

I’ve had a little break, recharged the batteries and now i’m keen to move forward.
Can anyone help me with a good place to find commercial properties to let, i’ve tried the local council and they’re coming up with nothing round here, i’m even thinking old farm units, you seem to get more space for your money with vehicle access which could be great for the future.
I’ve hit a wall and can’t find anything, i’m a new company and all the premises round here are silly money and far to big.

estate agents? a small ad n local paper? try just asking about there must be lots of stuff available all over with business closing everywhere you should get a good deal. Try a even to get some land and put a portacabin on it, even cheaper and its yours and no big rents!

yeah, based in hemel, although i was getting no where with the council, someone told me that i can get access to a commercial properties site within the council site, finally, plenty of properties on there but i am still keen on knowing where farms etc advertise their units, word of mouth maybe?

you’re probably right with regards farms etc, usually hear about them via word of mouth, make sure you’re busy enough to cover the additional rent though -compared with working from home for eg. many of these units are tucked away in the back of nowhere so little in the way of a visible presence.

Either that or stick a wanted ad in a local paper. There will be loads of people out there with space lying empty. Seeing the ad might just trigger the idea of renting it out.
Speak to customers. We’ve loads that rent space at farms – painters, builders etc.

You say you’ve tried local council, but have you tried county council? We have a number of heavily subsidised county council units in complexes in our area. I used to have one years ago. It was fully inclusive, and when I say fully inclusive I even mean the heating. They were only designed to help you get going, a year was the time they were really designed for, I squeezed over two out of them on a tiny rent.
Farm buildings would be ok if you couldn’t get anything else, but they’re usually tucked away as Hugh said, and they’re not usually designed to be draft free and well insulated either!!
You’d be surprised how much work you can do from a decent size garage, assuming you’re only doing vinyls that is.

We moved into a portakabin as a temporary move in June on a Farm/commercial yard. It was a bit cramped but we were able to get set up and doing business very quickly. We are now building a new studio/office within one of the farm buildings. This is basically a big box which is heavily insulated on all six sides. It has all the wiring installed and is set up for Cat 5 etc etc. We rent the space but own the box so we can move it if we want. This is a cheap way to set up as the rent is low compared to the space we occupy. We also have a large bay where we have fitted artic cabs and trailers with room to spare.
Once the studio is finished, I will post piccies for you.Peter
