New workshop, problem with parked cars

Im in the process of moving into a bigger workshop, this is my first workshop with a direct access from the street. However ive noticed whilst moving equipment into the workshop that people park there cars right in front of my shutter, preventing me from driving in and out of the workshop,
I’ll be fitting a no parking sign very soon,Just like to know what my rights are if someone is blocking access when i need to drive in or out in a clients vehicle,
Theres also a dropped kerb for the shutter. I also believe the people parking on that street are teachers of a school few yards away
I havent finished moving in yet, but im concerned when I start doing business in the new location
Hope someone can advice me,

If there’s a dropped curb then that is for access into the workshop so if you are having problems I would speak to the local council, they may paint a keep clear message on the road in front of the workshop or give you permission to do it yourself.
Probably down to the fact that the workshop hasn’t been used for some time or the last people that had it didn’t use the shutter so people just don’t know to leave it clear, try leaving the shutter open when your there.
You could also try putting a polite note on peoples cars to let them know they are blocking your access, be polite about it though as these people are potential customers lol. -
Pop in to the school and inform them that the premises are now in use, access may not have been a problem with previous tenants. Just inform them politely that access is now required 24hrs a day. You have a right of way because of the drop kerb to start with may be get yourself some road cones with notices mounted on them "No Parking 24hr Access". You can normally inform the local council who will then ticket cars blocking drop kerbs

I’m afraid being nice and signs might work for some people but not for all. I think going into the school might be an idea, have a chat with them. Teachers are mostly depressed psychopaths though so I wouldn’t make any assumptions about them playing ball with you — would you believe I used to be one?
So basically you need to put signs on the shutters and on the ground between the road and your premises. You need to word the signs very strongly, use red and white colours, scare the life outta them. Don’t use big words, keep it simple — "Park here, you die" sorta thing.
Get some red paint and spatter some on the shutters and road, make it look like some disturbing sheeeet has unfolded — a bloody hand print or two on the shutters could be good. Get one of your workmates to lie down and draw a white chalk line around him.
Most importantly, you will need to devote a day or two to monitoring the situation. And you need to be prepared to confront anyone who parks there. Don’t be too British about it either; "excuse me, old chap" will not work and the nicer you are about this, the more likely you are to end up in a real fight. Be American, think Taxi Driver or Joe Pesci…
You need to get the message out there that A) you aren’t a poossy, B) you are prepared to go to prison over this issue, and C) you are deranged. Ideally these would be true of you but I make no assumptions.
How do I know so much about all this? I had a similar problem with neighbours a few years back. It wasn’t until I got real nasty with them that the situation was resolved. I was lucky though, the neighbours in question were both in their 80’s. You may not be so fortunate.

Just thought I’d mention that having a dropped kerb isn’t an automatic right of access. It has to be logged with the council and they issue the right of access. you can request they paint some double yellows (they all LOVE painting them) then a friendly call to the traffic wardens so they can issue tickets. The thrill of parking in front of your shop gets real old, real quick.

Get some ultradestructible vinyl, cut some "don’t park here" stickers and apply them to the windscreens of the offending cars.

Just got a feeling they not going to listen, ive printed polite letters to put on windscreen of any cars that are parked in front of shutter,
The unit hasnt been used for a few years so it could be hard to break they habits,
if the letters and signs dont work then im calling a rep from the council down and see what are my options.
Got a feeling im going to have a big headache over all this

You might just want to warn them that you have some regular large items delivered and that you won’t be held responsible for any accidental damage which may happen.

You’re a sign maker so use your signmaking skills to produce a sign that says
"Strictly No parking – Unauthorised Vehicles will be uplifted and charges applied for their removal"
A few years ago I had a similar problem with a garage parking customers vehicles in front of my shutter. When I went to complain I was told it was a customer who had parked it there so nothing they could do. I managed to obtain a phone number for the person responsible and received a sarcastic response saying they would like to help but had just sold the car. I replied saying that was a pity because I was in the process of arranging for the vehicle to be towed.
5 minutes later the owner appeared and moved the car. I didn’t get any more problems after that. Often the mere threat of a financial cost to themselves is enough to make people take notice

Just park your vehicle in front of the shutter so the dipsticks can see that you will need to reverse out

or park them in and watch from around the corner for as long as you want, or until they try get you towed, if they do call a tow truck, when it arrives then jump out and tell them it’s your parking and now they will have to pick up the call out charge for the tow truck 😉

Long ago a customer of mine had someone that kept parking in front of his private garage, so I made some no parking signs for him.
They still parked in front of his garage, so he got his 4×4 and winched the parked car into the street.
Never had a problem since…
